Living in Briargate

Briargate homes for sale are positioned in northern Colorado Springs where the beauty of Black Forest meets the amenities of the city. Briargate real estate is also conveniently located near Interstate 25 and is situated within the general area of Woodmen Road to the south, Old Ranch Road to the north, Voyager Parkway to the west and the southwestern boundary of Black Forest and Powers Boulevard to the east, allowing for a quick commute to just about anywhere in the city.

The United States Air Force Academy is adjacent to the Briargate community and provides its residents with a great opportunity to attend an exciting college football game, observe occasional military aircraft flying overhead and watch Air Force cadets practicing parachuting and gliding.

Along with the many nearby options for dining, entertainment and shopping, Briargate is also known for its many popular subdivisions and the highly desirable Academy School District D20. Briargate Real Estate

Briargate has experienced steady growth since its conception in the late 1970’s. Original developers John Venezia and Lew Christensen shared a common vision of what a true master-planned community should be. In 1982, Briargate was annexed into the City of Colorado Springs and in 1995, La Plata Communities assumed the role of master developer. With the combined effort between Venezia, Christensen and La Plata, Briargate has produced some of the most desirable subdivisions in Colorado Springs.

Today, Briargate continues to be one of the most popular communities to reside in Colorado Springs and offers several lifestyle options for all types of families. Most of the original homes were built on larger lots, providing a good amount of backyard space for a swing set, trampoline or hot tub to warm up during the crisp Colorado evenings. Many of the neighboring streets in Briargate feature cul-de-sacs, offering a safe space for children to play and promoting a sense of community between the neighbors.

The most popular floor plans in Briargate are ranchers with basements, bi-levels, tri-levels and 2-story homes. Many of these original homes have a traditional feel while the new construction homes in Briargate offer a fresh contemporary atmosphere with an open design concept and eco-friendly amenities; including high efficiency heating systems, double paned windows, high R-value insulation and modern standards of construction designed to conserve energy.

Briargate homeowners have recently been investing in improvement projects, taking advantage of the substantial equity that has been gained over the past few years during the hot Colorado Springs real estate market. One of the more popular improvement trends that we are now seeing is flooring upgrades. By installing new carpeting, pre-finished hardwoods and stylish ceramic tile, these new modernizations are not only keeping the flooring installation companies in business, they are also creating a fresh, updated look while preserving the original character and further increasing the equity in their homes. Updating kitchens and bathrooms have also been popular improvement upgrades for many of the older Briargate homes.

Parks and Recreation

In Briargate, you’ll find that there are several smaller parks strategically placed throughout each neighborhood and conveniently located within walking distance for most residents. Briargate also features larger community parks with hiking and biking trails, recreational sports fields, tennis courts, beautiful scenery and even some wildlife.

Rampart Park is situated near Lexington Drive and Union Boulevard and offers a plethora of facilities, including a baseball field, a football/soccer field, a disc golf course, a dog park and even an awesome BMX track. Rampart Park is surrounded by a few acres of open space shaded by mature trees and features a tranquil outdoor walking path provided by the Skyline Trail.

Just to the east, located closer to the newer developed subdivisions of Cordera and Wolf Ranch lies John Venezia Community Park, named after the co-founder of Briargate. This spectacular park was established in 2017 and offers plenty of recreational activities such as tennis and basketball courts, a soccer field, an in-line hockey rink, and several playgrounds for the kids – including a fun water “spray ground”. Large pavilions with picnic tables, pickleball courts and hiking trails along Pine Creek are just a few more of the highlights that can be enjoyed.

Shopping and Amenities

One of the most popular of amenities in the area is The Promenade Shops at Briargate, featuring nearly 50 of the best-recognized names of shopping and dining available in Colorado Springs. Chapel Hills Mall is also located in Briargate and contains over 1 million square feet of retail space. Additional shopping and dining can be found in close proximity at Chapel Hills East, which is located along Academy Blvd just south of Chapel Hills Mall.

In addition to the numerous shopping and dining options available, the Briargate Business Campus, Briargate Crossing and the Briargate Medical Campus are also conveniently located and serve the health and business needs for residents throughout all of Colorado Springs. The YMCA of the Pikes Peak Region is a popular and fun place for families to work out and maintain a healthy lifestyle through a full-serviced exercise facility. The “Y” provides its members with sports, activities and indoor swimming and even offers the convenience of a 2-hour childcare program.

District 20 – Award Winning Schools

Briargate is served by Academy School District D20, which was “Accredited with Distinction” by the Colorado Department of Education. Briargate High Schools consist of Pine Creek High School, Rampart High School and Liberty High School. Briargate Middle Schools include Challenger Middle School, Timberview Middle School and Mountain Ridge Middle School. Briargate Elementary Schools are Mountain View Elementary, Chinook Trail Elementary, Academy International Elementary, Explorer Elementary, High Plains Elementary, Academy Endeavor Elementary, Frontier Elementary and Prairie Hills Elementary.
